Historic Designation
Though the Central Cocoanut district is nationally recognized as historic, this designation does not provide the necessary protection from urban encroachment and expanding construction projects that a local historic designation does.
National Historic designation
The Central–Cocoanut Historic District is a U.S. historic district (designated as such on June 17, 2005) located in Sarasota, Florida. The district is along Cocoanut Avenue, between 11th and 22nd Streets to the south and north, and between Tamiami Trail and the railroad tracks to the west and east.
Local Historic Designation
Though the Central Cocoanut district is nationally recognized as historic, this designation does not provide necessary protection from urban encroachment and expanding construction projects. Pursuing local designation has many benefits, including the City and County Ad Valorem Tax Exemption, flexibility in the Building and Zoning codes to preserve the unique characteristics significant to the structure, and adaptive reuse permits to support small businesses.
